You would be better hiring a real estate company that handles the auctions.
I don’t know of any lawyers that would assist you.

There are a lot of risks in the court auction. I recommend you hire a lawyer.

the rate is different if you live there or just turn around and sell it. Also depends on how long you own it. But again there are ways around this if you have a friend in the real estate business who is able to arrange things with the bank.

capital gains is also not so bad if you live there and/or claim it as your residence while you try to find a buyer.

another angle I like is mortgaging properties so actually you still own it, but in effect the bank has purchased it with a mortgage and you can use that cash to do whatever you want, even play the carry trades, along with collecting rental income or living there yourself.

What happens if the house you bought belongs to someone from the Yakuza? Wouldn’t want to try to force one of them to leave.
